Scope of Work:

Renovation to exterior sidewalks, exterior sunken courtyard, interior atrium courtyard and stair railing at the Whitecourt Provincial Building located in Whitecourt, AB as indicated on the Drawings. 

Exterior Sidewalks:

  • Remove existing sidewalk sections as identified on the drawings. 
  • Prepare subgrade and provide new concrete sidewalks to meet specified grades, finishes, and accessibility requirements. Interior Atrium 
  • Remove existing concrete surfaces, planters, and stair railings as identified. 
  • Perform demolition in accordance with safety and protection measures for adjacent finishes and structural components. 
  • Provide new work per architectural and structural drawings, which may include: 
  1. Concrete slab infills or modifications. 
  2. Architectural finishes and detailing. 
  3. Replacement or relocation of stair railings as designed. 

General Requirements 

  • All demolition and new construction to comply with applicable building codes and standards. 
  • Protect existing building systems, finishes, and occupied areas from damage during construction. 
  • Coordinate work sequencing to minimize disruption to facility operations. 
  • Provide temporary barriers, signage, and safety measures as required. 
  • All work shall be executed per the construction documents, including architectural and structural drawings, and as directed by the Consultant. 

1 As part of its Proposal, each Proponent must include a valid bid bond in the manner set out below: 

  • Provide bid security in the form of an electronic bid bond in an amount not less than 10% of the bid price. 
  • Proposals not accompanied by an acceptable electronic bid bond as bid security will be rejected as non-compliant. 
  • The bid bond shall be submitted in its original digital format and made out to His Majesty the King in right of Alberta, as represented by the Minister of Infrastructure and shall be executed, sealed and dated by both the Proponent and a surety company authorized to transact business of suretyship in the Province of Alberta.

  • Provide labour, material, equipment, and supervision required to install temporary facilities and constructions, including access systems, hoarding, environmental protections, temporary barriers, temporary utilities, construction signage, asbestos abatement, and related work.

  • Supply and install new interior finishes where indicated on the Drawings and where necessary including but not limited to new interior gypsum board and paint finishes.

The WCB is looking for a qualified Contractor to renovate the Central main floor space to provide office space for two separate teams. A tech bar and kitchen area, plus a meeting space. These spaces will include workstations, specialized work benches, storage and amenity spaces. The space is currently demolished with most asbestos removed, with the exception of the area around the windows, 1 wall as identified and the mechanical ducting. Flooring and ceilings have been removed. Lighting removal and upgraded along the perimeter heating is within scope and required. This project will include building out the space to be ready for furniture installation by others. The specifications and requirements for this project are outlined in this document and included within the specifications attached.
